Bluffview

Drive through Bluffview and the terrain is immediately different from the rest of the city. The land rolls. Properties step down toward the Bachman Branch creek system. Post oaks and cedar elms on lots that haven't been cleared in decades. If you've only worked on flat Dallas infill, this neighborhood is a different conversation.

The slope is the first design decision on most projects here. We start with a topographic survey. Pool siting, retaining wall alignment, hardscape layout, drainage routing, all of it starts from the grade, not from a stock plan. The level usable area on most Bluffview lots is something you create, not something you inherit.

Retaining walls here aren't just functional. They define outdoor rooms, create terraced garden zones, and give smaller footprints a sense of structure they wouldn't otherwise have. We detail them to the same standard as the visible hardscape. Dry-stack limestone for traditional properties. Board-form concrete on contemporary builds.

Canopy. Bluffview carries some of the most established tree cover in northwest Dallas. Protected specimens are common. We treat them as the first permanent fixture on the site, design around them, and build protection plans into every construction package.

Architecture. Traditional custom homes from the 1960s and 1970s, midcentury ranches, and the contemporary builds and major renovations that have moved into the neighborhood over the last decade. Each calls for a different design language. We don't arrive with a Bluffview template.
