Timarron and comparable Southlake communities require full submissions before a city permit can begin. Pools, pavilions, outdoor kitchens, retaining walls, significant hardscape changes. All of it goes through the committee. The review standards are specific. A package that reads as incomplete gets pushed to the next cycle. Estate lots here frequently run from half an acre to over two acres. Real design latitude. The challenge is making all of it feel like one composition.
