Designing across Vaquero, Glenwyck Farms, and Westlake's golf course communities.

Westlake is its own design environment. The lots are large. Master-planned communities with golf course integration exist throughout. Developer review boards work on top of city permitting. Architecture ranges from Mediterranean to Hill Country modern to ranch. We've done significant work in Vaquero, Glenwyck Farms, and across the broader Westlake area. The work here demands a different approach than Dallas urban-core projects.

What's specific to Westlake

Lot scale. Westlake lots are typically larger than anywhere in Dallas proper. One to three-plus acres are common in Vaquero and Glenwyck Farms. Larger lots open more design possibility and require it. A tiny pool on a three-acre lot reads as wrong. The design has to scale.

Developer review. Vaquero and Glenwyck Farms both maintain design review boards. Submission packages have specific format requirements. Approval is required before city permitting can begin. We're familiar with both processes and know what each board prioritizes.

Golf course adjacency. Many Westlake properties back to or front the golf course. This drives design. Sight lines toward the fairway matter. Screening or framing the view. Lighting that doesn't interfere with course play. Fences and walls that meet community standards.

Architecture. Mediterranean, Hill Country modern, Tuscan, ranch, contemporary. Westlake's architectural variety is wide. Landscape design has to read with each.

Climate and water. Slightly warmer than Dallas core. More wind on the prairie-edge lots. Plant palette decisions reflect this. Water access for irrigation comes via municipal supply and well in some communities.

Typical project scope

Westlake projects nearly always include landscape architecture, pool design, outdoor living, and full garden work. Smaller-scope projects exist but are less common. Most Westlake homeowners take on the property as a whole rather than in pieces.

Review and permitting

Plan eight to fourteen weeks for review and permitting on a Westlake project. Vaquero or Glenwyck review first, then Town of Westlake permitting. We design with these timelines built in.
